The existing building constructed in 1982 is a two story 40,800 SF office building along a high vehicle traffic corridor in Tarzana, CA. The renovation project is intended to lend the building a new and striking identity in order to capitalize on the owner’s and tenants’ new pride of place.

The existing exterior façade had dated finishes providing a drab undistinguished face to the high trafficked corridor and the parking area at the back of the building.  There are two courtyards open to the sky that offer daylighting to the quiet viewing gardens for the occupants.

Enabling the building to stand out among the other structures in the area will demonstrate a high quality of design and performance standard. The project is designed to enhance the neighborhood and increase the property value as it boosts the ability to rent the spaces.  The goal is to provide a place that is contemporary in appearance and has a designed flexibility to nurture a broader and new mix of uses including retail food, creative office suites, and service-oriented amenities. 

Rather than risk the unknown by stripping the existing skin off the building, the strategy was to add a continuous aluminum screen that provides a completely new image while maintaining views and access.  New material finishes line the main circulation (floor, walls, and ceiling); new lighting enhance the exterior, and a new landscape will grace the entry sequence.  The new usable space in the interior courtyard combines elements from the exterior elevation and the new finish materials and landscape elements to create the new usable space in the courtyard.
